About BridgingLoans.online
We built the platform we wish existed when we were trying to save our own property chain. Radical transparency, plain English, and lending partners we actually trust.
Our Story: The Broken Chain
Welcome to BridgingLoans.online. We are a husband and wife team based in the Midlands, and we didn't start this platform because we were lifelong bankers or corporate financiers. We built this platform because, a few years ago, we were exactly where you might be right now: sitting at a kitchen table, stressed out, watching our dream home slip through our fingers.
We were stuck in the nightmare of a broken UK property chain. Our buyer pulled out at the eleventh hour. We had found the perfect house, but without the funds from our sale, we couldn't proceed. We were told by an estate agent to "just look into a bridging loan."
Why We "Bottled It"
The more we researched bridging finance online, the more confused and intimidated we became. Every website we visited felt like a slick sales pitch hiding the true costs. We couldn't get a straight answer on what the loan would actually cost us in pounds and pence.
We didn't know the difference between an open and closed bridge. We were terrified of hidden exit fees and the thought of paying two mortgages at once. Because we couldn't get clear, transparent answers, we got scared. Honestly? We bottled it.
We backed out, the chain collapsed, and we lost the house. It was a heartbreaking and incredibly frustrating lesson.
Turning Frustration into a Solution
After the dust settled, we realised that bridging finance is actually an incredibly powerful and useful tool—if it is explained properly. The problem wasn't the financial product; the problem was the way the industry communicated it to ordinary people and property investors.
We spent the next phase of our lives obsessively learning the short-term finance market inside out. We decided that nobody else should have to lose a property just because the finance industry is bad at explaining itself.
That is how BridgingLoans.online was born.
Our Mission
Our goal is to pull back the curtain on the UK bridging market. We built our bespoke calculator so that anyone—whether you are a seasoned property developer buying at auction or a homeowner trying to save a chain—can see the exact Net Loan, Gross LTV, and retained interest costs in plain English, instantly.
Partners We Actually Trust
Because of our own negative experience trying to navigate the market blindly, we knew that just building a calculator wasn't enough. When it comes to securing hundreds of thousands of pounds against bricks and mortar, trust is everything.
We didn't just plug our website into a faceless corporate directory. We went out, shook hands, and sat down in the same rooms as the specialist brokers and lenders we work with. The FCA-regulated partners and commercial experts we introduce our users to are people we know personally, and more importantly, people we trust to treat you with the transparency and respect we wished we had received.
