Our story: the broken chain

BridgingLoans.online was started by a husband-and-wife team in the Midlands. We did not come from a banking career. We came from sitting at a kitchen table watching a purchase slip because a buyer pulled out and the onward chain could not complete.

An estate agent said to “just look into a bridging loan.” The websites we found felt like sales pages. LTV, retained interest, facility fees and exit clauses were not explained in pounds and pence. We did not understand open versus closed bridging. We worried about paying two mortgages at once. We stepped back. The chain collapsed and the house was lost.

Why the product was not the real problem

After that, we spent a long time learning how short-term property finance actually works. Bridging can be a useful tool when it is explained honestly: it is expensive, it is secured, and it only works with a real exit. The problem we kept seeing was communication, not the existence of the product.

What we do now

Independent UK introducer. We run the calculator, qualify purpose, occupancy and exit, and pass a complete pack to an FCA-regulated broker. We do not lend and we do not advise. The calculator shows an indicative net loan, facility fee and retained interest before anyone calls you. Partners assess the file; we do not issue loans, set rates or approve applications.
