Overseas property bridging loan

An overseas-property bridge often uses UK equity as security while funds help a purchase abroad. It solves a timing gap, but it adds currency, local-law and exit risk. This is general information from an introducer, not advice.

UK lenders frequently prefer a charge over a UK asset they understand rather than foreign land. That can be simpler to document. It also puts the UK property at risk if the loan is not repaid, even if the overseas purchase fails.

UK security versus overseas security

A UK charge uses familiar registration and enforcement. Taking security abroad depends on local law, priority and counsel. Do not assume a UK term sheet works in another registry.

Currency, tax and legal checks

If the loan is in pounds and the price is in another currency, exchange rates can change the amount you need. A favourable rate is not an exit. Budget local taxes, notary costs, restrictions on non-resident owners and letting rules. Use a lawyer qualified in that country.

Exits
